Hi! We are your welcoming hosts and we look forward to hosting you. We created the following set of rules and guidelines to make both yours and our experience a great one!

Guest Expectations

You are required to have a working phone number to avoid the reservation from being canceled.
You need to have a verified ID on your profile in order to book your stay.
You agree that you are booking in good will with your host and that you will not attempt to damage your hosts business because you are unhappy with the ruling by the platform or the host in the event that you experience anything dissatisfying in regards to your stay or if you lose resolution.

Occupancy

You must accurately disclose how many adults and children will occupy said leased premises in your booking through the online platform. You may be permitted to have additional overnight visitors to the Property, but cannot be over the max number already allowed (refer to listing description). An additional $35 may be charged if the number of guests exceeds the max amount after 10pm. If you plan to have visitors exceeding the maximum number already allowed, it may be allowed between 10am and 10pm. Please communicate with us.

Housekeeping and Shared Areas

You are expected to treat the Rental property with respect, keeping in mind that this is an individual’s home, not a hotel room. You must securely lock all windows and doors, specially when you leave the property and at check out time. You are welcome to use anything in the kitchen, please wash up after yourself. You are welcome to use the bathroom products left for you in the bathroom; please don’t use the other guests’ bathroom (shampoo, bodywash, toothpaste, etc) without asking first. Please clean up after yourself.

Check In

This is a self check in property. You are expected to read the check in instructions thoughtfully and message us in the platform chat if you have any questions. You shall not reach out to building staff or neighbors if you need assistance checking in. Early check-in may be arranged prior authorization, and additional fees may apply. Reach out to us if you have any questions!

Check Out

You must be fully checked out from the property by the advertised time on the listing, unless authorized otherwise. There’s a $50 late check out fee if it is not authorized. If you or others stay 2 hours past the check out time without permission, you are responsible to pay that days base rate without a discount. That doesn’t still award you possession of the property for the day, that is just the fee that will be paid for late check out. If you want to extend your stay, you still have to formally do so.

Smoking / Drug Use

NO SMOKING or Vaping or illegal drugs of any kind will take place in or on the premises. Violation of this will result in a $500 charge.

Party / Celebration

Parties are strictly prohibited and there is a $1,000 fine. You’ll also be required to vacate the premises immediately. Glitter, confetti and Pinatas are prohibited both inside and outside the unit. Same applies with fireworks.

Quiet Hours

Quiet hours are 10pm-10am. You will receive one warning if we are notified of excessive noise, then will be fined $50 and/or asked to leave the property without a refund if we must warn you again.

Monitoring Devices

Monitoring of the unit is for both yours and our safety. We may use decibel-sensors, ring doorbells and smart sensors to detect tobacco and/or marijuana. Tampering, disabling or destroying monitoring devices will be fined with $100, the cost of the device if damaged and/or asked to leave immediately without a refund.

Maintenance– (For Houses)

We handle maintenance issues as quickly as we can. In many cases, we have a short window of time since we are notified of an issue and your arrival time. If we need to access the premises to take care of any issues we will notify you as soon as we can. A $200 charge if maintenance is denied entry to fix an issue. Lawn Mowing, pets control or other scheduled routine controls may happen during your stay. We will notify you in advance.

Maintenance– (For Apartments)

For some maintenance issues we rely on property management maintenance. Their times may be different to ours, so we appreciate your patience. For emergencies we will work on a scenario basis to get it resolved. Please be respectful to other tenants while in the common areas and shared spaces. Communication must be direct with us (hosts). We have an agreement with the complexes where we operate on this matter. Use the Airbnb platform or our published phone numbers. On some occasions, the building staff, maintenance staff and members of our own staff may need to access the inside of the unit. We shall exercise this right of access in a reasonable manner. We will also give you advance notice whenever possible. A $200 charge if maintenance/management is denied entry to fix an issue or perform an inspection.

Pet Friendly Properties

Pets are welcome at a $100 fee per pet, per stay Dogs over 50lb are not allowed. The following dog breeds, or the mix of these dog breeds are not accepted: Alaskan Malamute | American Staffordshire Terrier | Chow Chow | Doberman Pinscher | Mastiff | German Shepherd Great Dane | Pit Bull Terrier | Presa Canario | Rottweiler | Siberian Husky | St Bernard | Wolf Hybrid You may be requested to sign a waiver release of liability, present vaccine cards for Parvo/Rabies Failing to disclose a pet or bringing unauthorized pets will result in a $250 fine and may be grounds for termination of the stay.

Long Stays

For stays that are 28 days or longer, you will be required to sign a rental agreement prior to arrival.

Fireplace

The fireplace is decorative. For insurance purposes we cannot allow real fires in the fireplace. Use of the fireplace will be charged with a $500 fee.

Mail

We do not allow guests to order mail/packages to this location for privacy reasons. We are happy to provide a list of the closest dropbox locations (Amazon, UPS, etc.) for your convenience. Exceptions may apply for long-term stays (please inquire).

Cancellations

The cancellation policy is available for you prior to confirming the reservation. Once the reservation has been confirmed, it is assumed you acknowledge the cancellation policy. We recommend you to purchase travel insurance to cover any losses due to cancellations.

Failing to comply

House rule violations are grounds for immediate termination of the reservation without refund We assess the cost of losing the next guest’s reservation if this is the result of a house rule violation.

1. MAXIMUM OCCUPANCY

No more than the number of guests displayed in the listing will occupy said leased premises at any time.  This rule applies to day visitors and children as well. Unless otherwise approved by your HOST, occupancy over the indicated capacity may result in eviction and forfeiture of amounts paid.   

2. NO SMOKING

NO SMOKING or Vaping or illegal drugs of any kind will take place in or on the premises. Violation of this will result in a $500 charge. 

3. NO ANIMALS

NO ANIMALS of any description will be kept in or on premises without prior approval by HOST. * Pet Addendum is required with this contract for approval of pets, emotional support or service animals.

4. DAMAGE DEPOSIT & INSURANCE

The deposit is NOT applied toward rent; however, it is fully refundable within (30) days of departure, provided the following provisions are met. Any liability, damage, cleaning fee or expense claimed (if any) shall not be limited to amount of the security deposit. HOST will submit an itemized list of any liability and damage caused by GUEST.

The “Security Deposit” is to protect against damages or additional cleaning charges. There will be no deductions in the case that there is no:

A) damage to property, it’s contents or furnishings,
B) dirt or other mess requiring excessive cleaning, or
C) There is no negligent damage due to inclement weather. It is GUEST’S responsibility to secure items on premises in the case of inclement weather or outside conditions.
D) any other costs incurred by your Host as a result of your stay. Any damage to the Vacation Rental or it’s contents must be reported before check-out.
E) GUEST is not evicted by the owner (or representative of the owner) or the local law enforcement.
F) No linens are lost, stained or damaged.
G) The unit is left locked and secured
H) There is no evidence of smoking anywhere near or on the premises. If there is any odor of smoke anywhere in or around the premises, there will be an automatic minimum $250 charge. GUEST is liable for the full cost to remove any odor from the home. Due to the nature of not being able to prove a smell, no evidence will be required beyond providing evidence of the cleaner’s communication informing HOST of the smell.

Damage not covered by, or exceeding the coverage limit of, the accidental rental damage insurance or Security Deposit, is your full responsibility. You grant your Host the right to charge the credit card number used to book the Vacation Rental for any such damages, including, but not limited to, additional cleaning fees. To ensure that the proper party is held responsible, please notify your Host of any damages found at check-in.

GUEST must inform management within 24 hours of arrival of any existing damage or may be held responsible for any cost involved in repair to be taken from the security deposit. Any resulting costs above the security deposit amount will be owed to the HOST by the GUEST.

In the case that the GUESTS lock themselves out of the house, lose the keys or fail to return them, the charge is $100.  

5. CLEANLINESS

You are expected to treat the Vacation Rental with respect, keeping in mind that this is an individual’s home, not a hotel room.
Even in cases where a cleaning fee is charged, you are expected to leave the Vacation Rental in a clean, neat and orderly condition to allow our cleaners to provide a thorough clean in the very short window between guests.

Management must be notified within 24 hours of arrival if unhappy with conditions upon arrival.

6. LINENS & SUPPLIES

For details on what is supplied, please refer to the listing at the time of booking. Please do not refer to reviews for this information, as it may not be current or accurate.

a. GUEST is responsible not to stain or damage bedding or linens provided. We understand accidents happen, but if any item is damaged, GUEST is financially responsible for a replacement of the damaged item. Please note, that the sheets we use only come in sets and to replace a single sheet, a set will be purchased.

b. The GUEST is responsible to inform all individuals in their party to use only Scott or septic safe tissue, and no other items will be flushed in the toilet even if it says “flushable”. Any damage caused by GUEST to the septic or sewer system will be the full responsibility of the GUEST. These terms are subject to change at the HOST’S discretion.

7. CANCELLATION

Cancellation Policy: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

MONTHLY RESERVATION CANCELLATION: Monthly renters must cancel (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least (90) days prior to check in.

We highly recommend you purchase travel insurance to cover any losses.

8. GUEST MAY NOT

GUEST may not lease or sub-lease, nor permit any other persons to occupy premises, except with prior approval of the HOST.

9. GUEST MUST KEEP

GUEST must keep property locked & secure when not there. Lockbox, keypad or gate code is not to be shared outside of GUEST’S party.

10. GUEST AGREES

GUEST agrees to allow the HOST or his/her AGENT to enter and view said premises with proper notification and a light cleaning (no laundry) is required biweekly during extended vacation stays.

11. INTERNET USAGE and LIABILITIES

An illegal or abusive Internet usage is not allowed. It is not allowed:​
a.     To send information and data of a commercial nature and/or for marketing purposes to third parties without requested to do so (spamming);
b.     to use peer-to-peer networks if uploading or downloading of copyright-protected intellectual property with or without the knowledge of the owner is intended;
c.     to spread and distribute illegal or immoral content and data; and/or
d.     to use applications which could destroy or change the physical or logical structure of the Host equipment or network. 

​In case of non-compliance with the above obligations, or in case of any other illegal action, the GUEST shall be liable for damages. The GUEST indemnifies and holds harmless the HOST from any third-party claims on first demand and in case HOST settles any damages itself for avoiding further damages to compensate the HOST for all damages incurred, (including costs of legal advice and defense). The HOST does not guarantee wifi speed or that their wifi will be compatible with all of GUEST’S devices or software (including but not inclusive of VPN networks), is not responsible for any damages renters sustain while using Internet access with their own Internet devices. The renters must have their own spyware/virus protection or data security, etc.

12. REPORTING OF TRAVEL ISSUES

GUEST agrees to report any issues of unsatisfaction to HOST immediately upon finding said issue but no later than 24 hours after finding it.  GUEST will cooperate with HOST and allow for a reasonable solution. NOTE: Photos are taken of the premises after each cleaning and prior to GUEST check in.  These date and time stamped images will be used against claims brought by GUEST.

13. REHOUSING

HOST will not be held financially responsible to rehouse GUEST if unsatisfied or if GUEST chooses to vacate early.  GUEST will seek assistance from the booking platform.

14.SECURITY CAMERAS / TECHNOLOGY

Exterior cameras, video doorbells, keypads, smart home technology, etc. may not be tampered with or disabled.  GUEST will be immediately evicted with no return of funds paid upon violation of this policy.

15. FALISFIED RESERVATIONS

If your booking was made under false pretense, including, but not limited to, a falsified name, age, or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid. There is an exterior camera that may be used upon the HOST’s discretion to verify the size of your group.

16. WRITTEN EXCEPTIONS

any exceptions to the above-mentioned policies must be approved in writing in advance.

17. INCLEMENT WEATHER, UNINHABITABLE or ACT OF GOD POLICY

Should the premises be destroyed by fire or other casualty, extreme weather, pandemic or act of God to become unfit for human habitation or to prevent travel to the property then these presents shall thereby be ended with NO refund to the GUEST for any rent term unused. We highly recommend you purchase travel insurance to cover any losses .

18. INTENT OF THIS LEASE

The rental of these premises is for vacation or recreational purposes only and the GUEST understands this unit is not available for long term, primary or permanent residency.  The GUEST certifies that they reside at the address provided on this agreement as their primary place of residence.  Even in the case of a reservation of 30 days or more, this lease falls under lodging law, and the GUEST maintains a primary residency at the address provided and is not protected by [ ] state residency or tenant law. 

19. EVENTS POLICY

The premises may not be used for parties, receptions, weddings, or any type of function which would cause abnormal wear and tear or mess, or exceed the maximum number of occupants specified in this lease without written permission. **Evidence of these activities will result in a [$1500 ] fine and/or loss of security deposit.

20. SIGHT UNSEEN

The HOST has presented the home in online advertisements in a way to present the home and it’s amenities in as accurate a way as possible. The GUEST agrees they are renting said property sight unseen, and that they do so at their own risk. Because of the nature of a vacation rental with other guests using the home, and in spite of every effort to maintain the home, the HOST cannot guarantee that the photos are 100% accurate to how the cleaners will present it or that there won’t be signs of wear and tear. It is the GUEST’S responsibility to read the complete advertisement and policies for this home.

21. PAYMENTS

Initial payment must be made within (48) hours of receiving the contract. Please make payments in the form of online payments through the invoice or by PayPal to [paypal URL] or [INSERT YOUR PAYMENT PROCESSOR] The balance of the rent and fees due must be paid 15 days prior to arrival. Security deposit is due 15 days prior to arrival. In the case that the final balance is not received 50 days prior to arrival, GUEST status will default to CANCELLATION and such terms will apply. See CANCELLATION POLICY.

If GUEST’S full rental balance is received prior to receiving a deposit from a new GUEST for GUEST’S original term, such rental term will be secured to original GUEST.

22. RESERVATION HOLD

Upon Guest initiation of a reservation the dates will be held for 48 hours.  If a signed contract and deposit are not received, the dates will be available for other guests to reserve.

23. COMMERCIAL FILMING / PHOTOGRAPHY

No filming or photography is permitted for the purposes of commercial distribution or profit.  This agreement is for recreational purposes only.  Photos shared on social media must include a tag or credit of the rental property or owner. @ArgestRentals

24. PINATAS / CONFETTI / FIREWORKS POLICY

No confetti or pinatas are allowed anywhere on the premises or grounds.  No fireworks of any kind, even safe and sane, may be brought or used in or on the premises.

25. MINIMUM RENTAL AGE

For the primary guest is 25 years of age at the time of reservation. This will be verified with a state or government issued photo ID submitted with the signed contract. The party who is on the contract must occupy the subject property for the full duration of the rental lease. Any exceptions to this must be in writing by the HOST. In the case that this contract is executed, and evidence later shows the minimum age requirement was not met, then the reservation will be considered cancelled by the GUEST and the cancellation policy will be in effect.

26. INDEMNIFICATION & HOLD HARMLESS

The GUEST agrees to indemnify, defend and hold the HOST OR RENTAL MANAGER of the property harmless for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the Vacation Rental as your guest.
GUEST agrees to hold HOST harmless of any injuries or claims caused by or contributed to by accidents, allergic reactions, illnesses or any other casualties or health problems, including viruses, which may arise during tenancy or as a result of said occupancy. Safety precautions undertaken by HOST are not foolproof, and GUEST shall hold HOST harmless from all claims to person or property arising out of the use and occupancy of the premises.

27. LEGAL ACTION

If any legal action or proceeding be brought by either party to this agreement, the prevailing party shall be reimbursed for all reasonable attorney’s fees, court filing fees or any other expenses incurred in such proceeding in addition to other damages awarded. Due to the fees that can be charged by attorneys, it is agreed by the parties that both sides will waive their right to a jury trial and will first attempt to mediation or arbitration if the claim exceeds small claims court limits.

28. COVID POLICY

  In the case of an active outbreak in the local area, we ask that you and all members of your group make every effort to avoid exposure to Covid prior to arrival and during your stay with a recommendation to be tested for Covid within 3 days prior to arrival.

a.     If anyone in your group becomes sick with any contagious illness during your stay, that guest must depart from the property right away and please notify the HOST so they can take extra precautions to protect their team and the incoming guests.
b.    All members of your group will follow the local CDC guidelines at the time of stay.
c.     GUEST understands the risks involved in renting a short-term rental during a pandemic. Even with best efforts to follow guidelines by my HOST, there is a margin of human error, and GUEST is ultimately responsible to protect themselves and guests.
d.    In the case that anyone gets sick during or after staying at the property, GUEST will hold the HOST and all agents and team members harmless from any damages resulting in said illness.

I agree that all rental monies are subject to the cancellation policy above. I have read my rights to purchase travel insurance. By signing below, I agree to all terms and conditions of this agreement.

Pet Addendum to Vacation Lease

GUEST desires to keep a certain dog/s described below on the Property and the Vacation Lease Agreement specifically prohibits allowing animals on the property.
DEFINITIONS: The term “Pet” is used to describe any animal accompanying the GUEST including service and emotional support animals.  The Lease Agreement is hereby amended by this Pet Addendum to grant such permission to the GUEST. In exchange for this permission, the GUEST agrees as follows:
1.  To accurately disclose total number of animals GUEST’s party will bring prior to arrival.
2.  To pay additional pet rent in the amount of [$ 15] Dollars per pet, per night, with a minimum of $50 per stay.  [service pets excluded]
3.  To keep the pet/s from causing any annoyance or discomfort to others and to immediately remedy any complaints concerning the pet/s.
4.   To keep the pet/s from damaging any property belonging to the HOST or others.
5.   To keep the pet/s off of and/or cover furniture and beds. Floors must be protected from scratches from dog crates. Coverings must be provided by the GUEST. Any pet/s hair found on linens or furniture will result in an extra cleaning fee.
6.   To leave no evidence of the pet/s upon departure.
7.   To always keep the pet/s under control and abide by the local leash laws.
8.   Not to leave the pet/s unattended for more than 6 hours. Option: Pet/s must not be left unattended by GUEST at any time.
9.   To hold the HOST harmless from all liability, harm or damages, arising from the GUEST’s keeping of the pet/s on the premises, including but not limited to any liability resulting from the HOST turning said pet/s over to local pet policing authorities should the pet/s be found unsupervised for more than 6 hours at a time or causing damage or noise disturbance.
10.    To dispose of the pet/s droppings quickly in a sealed bag and placed in the outside trash bin. No droppings will be left on the ground or brought in to the property.
11.    To ensure that pet/s will wear the appropriate animal license, a valid rabies tag and tag bearing the owners name and phone number. All licenses and tags must be current.
12.    To provide the HOST with the following information 30 days prior to arrival: that all vaccinations are current, and proof of flea/tick medication or that the pet/s is free from fleas, ticks, or other infestations.
13.    The GUEST certifies that the pet/s does not display a tendency to be aggressive or harmful and is fully responsible for any such behavior in the case that it occurs on the premises or anywhere during the GUESTS scheduled booking.
14.    GUEST agrees to control flea infestation and will exterminate if necessary, and upon demand, in all areas affected with full cost to be paid by GUEST.
15. GUEST agrees that HOST will not be responsible for the injury, harm, or death of the animal, and agrees to hold HOST harmless for any injury, damages or losses suffered as a result of any harm caused on the animal or by the animal upon another person, guest or employee. GUEST shall be responsible for the entire amount of all damages and/or losses caused by the pet/s as well as the entire amount of any injury to individuals or property.
